Screening Policy

The first step to becoming a resident at a property managed by NextHome Unlimited is submitting a completed application and being qualified with the information provided. For an application to be considered complete all required information must be provided, application fees must be paid, proof of income must be submitted, and the application must be signed by the applicant giving us permission to complete a resident screening.

When screening potential residents, we look at 5 different factors for qualification:

  1. Income
  2. Credit Check
  3. Criminal Screening
  4. Eviction Screening
  5. Rental Reference/Landlord Verification

In order to be considered a qualified applicant, one must be able to meet at minimum 4 out of 5 of our requirements. To learn more about the specifics of our screening process and occupancy policies, please continue reading.

The following are standards that potential residents must meet in order to rent one of our properties. Prospective residents that are unable to meet these standards should expect to be considered ineligible for occupancy.

True and Accurate Information

We require that all information provided to us on a rental application be true and verifiable. If it is found that prospective resident has intentionally falsified information on their application the prospective resident will immediately be considered ineligible for occupancy.

Adequate Income

It is important that our residents have the income to support reasonable living expenses as well as be able make rental payments in full and on time. We require prospective residents to be able to show proof of a monthly income that is equal to 2.5 times the amount of market rent at the property they are applying for. Acceptable proof includes at least 1 month of pay statements, 6 months of bank statements showing a regular deposit, or a letter from your employer.

Positive Rental History

We expect patterns of behavior in our residents that indicate they will be not only great tenants, but great neighbors as well. We require that prospective residents have a good rental payment history with previous landlords. We ask previous landlords for information in regards to lease compliance. This includes but is not limited to: proper notice given, noise complaints, cleanliness issues, pet issues, problems with guests, etc. Evictions will automatically disqualify a potential resident.

Criminal History

Criminal activity is not acceptable at any of our properties. We require prospective residents to pass a criminal background check as part of our screening process. A prospective resident will be considered ineligible if they are found to have committed a serious crime in the last 5 years that would be considered a threat to real property and to the peaceful enjoyment of neighboring properties whether they are managed by our company or not. This includes but is not limited to violent crimes, sex related crimes, and drug related crimes.
